REMINDER: Permits expire 12 months after approval.

Application must be made to BOTH the Zoning District and the ACC for most repairs, replacements, and improvements. Prior to beginning any project, open, review, print and sign the checklist of required forms. If you have questions, contact either the ACC point of contact at the Club, or an ALSZD Commissioner.

It is the applicant’s responsibility to comply with all requirements of the Zoning and Land Use Ordinance, Restrictive Covenants, and the ALG&CC By-Laws.

ALSZD Ordinance

For the convenience of our residents, most ALSZD and ACC forms have been combined.  The new forms must be used for all applications which will be heard at meetings.

To avoid delay of permit reviews, ensure the appropriate number of copies are provided when submitting paperwork.

The Commission of the Alto Lakes Special Zoning District (ALSZD) and the Alto Lakes Architectural Control Committee (ACC) meet on the 1st and 3rd Thursdays of each month.

The deadline to file an application or to request to speak at the meeting is always 3:00 pm the Thursday before the scheduled meeting.  A complete Application Handbook as well as necessary forms may be obtained at the Club Office or on the ALSZD or ACC websites.

Short-term Residential Rental Procedures & Forms

The short term rental agreement does not authorize renters to privileges to ALG&CC facilities in any way, nor are property owners authorized to allow renters the use of their membership.

CONDITIONAL USE and VARIANCE Procedures

Ordinance Section 29, “Variances and Conditional Use Permits,” is intended to more fully articulate requirements. We strongly recommend reading this section before applying for a Conditional Use Permit. ** Residents are advised that they may request a “Variance Discussion” prior to applying for a Variance to bring before the Commission their planned changes. **

VARIANCE

  1. Contact Zoning to request a PUBLIC HEARING for a Variance request be scheduled.
  2. No later than 15 days prior to the scheduled PUBLIC HEARING, send:
    •  Notice to newspapers (see ALSZD Administrator for script)
    •  Certified letters, along with pertinent paperwork detailing the Variance request, to all property owners within 200 feet of property
  3. Submit a completed “Application for Variance,” along with non-refundable $300 check no later than 3pm the Friday prior to the scheduled ALSZD meeting at which the Variance Hearing is to be held.
  4. Bring newspaper notice of published Public Hearing and green certified delivery notices to Public Hearing, as well as any/all correspondence received in response.
  5. The following Variance “script” is to be listed in the Meeting Agenda under PUBLIC HEARING to ensure no steps are omitted:
        a) Open Public Hearing
        b) Discussion
        c) Any interested parties that have not been heard?
        d) Close Public Hearing –
        e) Vote on Variance – Motion to approve/deny, second, and a voice vote from each Commissioner
        f) Permit approval if variance is approved.
  6. Owner is to take completed and notarized documentation to the Lincoln County Clerk to be filed as an official record with the County.
